<p>The Project Manager - Multi-Family Construction is responsible for leading all aspects of multi-family residential development projects from pre-construction through occupancy and closeout. This includes managing budgets, schedules, trades, consultants, and site operations to ensure high-quality, on-time, and on-budget project delivery.</p><p><br></p><p>The ideal candidate is a results-driven construction professional with extensive experience in wood-frame and concrete multi-family builds. They excel at managing multiple priorities, coordinating diverse teams, and maintaining strong relationships with consultants, municipalities, and trade partners. This is a hands-on leadership role that requires technical knowledge, excellent communication, and strong financial and organizational skills.</p><p><br></p><p><b>Key ResponsibilitiesProject Leadership & Planning</b></p><ul><li>Lead the project through all phases, from design coordination and permitting to construction and occupancy.</li><li>Develop and maintain detailed project schedules, budgets, and risk management plans.</li><li>Conduct pre-construction planning, including scope definition, trade tendering, and constructibility reviews.</li><li>Oversee preparation and issuance of tender packages; evaluate bids and assist in contract negotiation and award.</li><li>Collaborate with internal development and estimating teams to align budgets and timelines with overall company goals.</li></ul><p><b>Construction Management</b></p><ul><li>Direct daily construction activities to ensure progress aligns with budget, quality, and schedule objectives.</li><li>Coordinate all site operations in collaboration with the <b>Site Superintendent</b> and field team.</li><li>Manage sub-trades, suppliers, and consultants to ensure effective communication and accountability.</li><li>Monitor project costs, approve change orders, and forecast budget performance.</li><li>Ensure compliance with all safety, building code, and quality standards.</li><li>Chair and document site meetings, design coordination meetings, and consultant reviews.</li></ul><p><b>Communication & Collaboration</b></p><ul><li>Maintain strong working relationships with clients, consultants, and municipal authorities.</li><li>Provide clear, timely project updates and reporting to senior management.</li><li>Mentor and support Project Coordinators and Assistant Project Managers in their professional development.</li><li>Proactively identify and resolve issues that could impact project delivery or client satisfaction.</li></ul><p><b>Closeout & Warranty</b></p><ul><li>Oversee project completion, including deficiency management, occupancy documentation, and turnover.</li><li>Ensure timely and accurate preparation of closeout packages, as-built drawings, and warranties.</li><li>Support the warranty team with project-specific knowledge to ensure effective post-occupancy service.</li></ul><p><b>Personal Attributes</b></p><ul><li>Highly organized and detail-oriented, with the ability to manage multiple priorities effectively</li><li>Strong leadership and team-building abilities</li><li>Excellent communication and interpersonal skills</li><li>Analytical and solution-focused, with strong problem-solving skills</li><li>Professional, adaptable, and proactive approach to challenges</li><li>Committed to quality, safety, and continuous improvement</li></ul><p><br></p><p><b>Qualifications</b></p><ul><li>8+ years of progressive experience in multi-family residential construction project management</li><li>Proven track record delivering wood-frame and/or concrete multi-family projects valued at $20M+</li><li>Strong understanding of construction drawings, building codes, and permitting processes</li><li>Proficiency in Procore, MS Project, or similar project management tools</li><li>Strong financial management and cost-control skills</li><li>Diploma or degree in Construction Management, Engineering, Architecture, or a related field</li><li>Valid Class 5 driver's license and reliable transportation</li></ul><p><br></p>
